Modular

What is a modular home?

A modular home is a home built to state, county and/or local building codes and consists of module(s) which are built within a factory and delivered to the homesite. The module(s) are then set, generally using a crane, on the foundation or slab and assembled into a single structure. Modular homes can consist of a single module or they can be built using an unlimited number of modules (Keiser has built a four-story, multifamily building which consisted of one hundred and fifty-seven modules).

What are the differences between modular homes and traditional (i.e. site built) homes?

A modular home is virtually indistinguishable from a site built home, adhering to the same building codes and using the same type and size of structural materials. Because modular homes are built indoors, however, there is almost no chance that your home gets wet, or is otherwise damaged by weather during construction – a significant risk for site built homes. An apt description of a modular home is a site built home constructed in a controlled environment.

What are the benefits to a modular home?

1. Scheduling: Modular homes are built on a production line with employees, services, and materials staged at appropriate areas to construct your home in the most efficient manner possible. This significantly decreases the variability inherent to site building homes (i.e., weather delays, waiting for sub-contractors, etc.).

2. Controlled Environment: Because modular homes are built indoors, free from the elements, it prevents your home from getting wet during construction, dramatically reducing the opportunity for damage, poor indoor air quality, and/or mold issues to arise later.

3. Quality Control: Each house plan drafted and every module on our production line is reviewed by a third party agency for quality and code compliance issues. In addition, Keiser employs a full-time, on-premises Quality Control officer who inspects all of our work on a daily basis, with the aid of a checklist covering more than fifty separate items.

What kind of options do I have with a modular home?

There are unlimited options with modular building. Modular homes can replicate your custom designed floorplans and elevations, including open areas, bays, roof treatments and similar design features. In addition, Keiser and its builders allow homebuyers to customize the materials and products used within the house to meet the customer’s desires.

Is a modular home a better value than a site built home?

Modular manufacturers produce their homes at a centralized location, allowing for a more stable workforce, bulk material deliveries and dedicated infrastructure (such as cranes, jigs, industrial air compressors, etc.). The lower costs and greater efficiency inherent to centralized operations – as opposed to delivering employees, materials and services to multiple and varying locations – are then passed on to homebuyers. Don’t all modular homes look alike?

Not at all. Modular homes look like site built homes. They can be designed in any of a variety of styles from Ranches and Capes to Victorians and Multi-Family. Do banks provide financing for a modular built home?

Modular homes are treated identically to site built homes by banks and other lenders for the purpose of financing and appraisals. Similarly, there is no difference in insuring a modular home compared to a site built home.

Does it take long to build a modular home?

Building a modular home generally takes less time than building a comparable site built home. Given product lead-times and production backlogs, production of a modular home is most often begun 4 – 6 weeks after an order is placed. Production and delivery of the home can usually be completed within 2 – 3 weeks, and on-site set and completion generally adds another 4 – 6 weeks. One advantage of modular homes is that clearing, foundation, septic and other site work requirements can be scheduled and completed while production of the home continues offsite.

Are modular homes the same thing as manufactured (or “mobile”) homes?

No. Manufactured (also known as “mobile”) homes are built to Housing and Urban Development (HUD) building codes, while modular homes are built to the same codes (i.e. state, county, local) as site built homes. Modular homes are generally not subject to building or zoning restrictions, as manufactured homes may be. Also, modular homes are permanent structures, while manufactured homes are often required to maintain the ability to be moved from their current location at any time.

How can I get a price for a Keiser modular home?

In order to get a price for a Keiser home, you must contact a Keiser builder. Only by reviewing your home site, your desired house plans, the materials and the products you want included in your home, and the full extent of work you are looking to have provided, can a builder provide an accurate price. Keiser does not sell directly to homebuyers; we sell only to builders, licensed by the state(s) in which they operate, as required by those states. Many people ask for a dollars-per-square-foot estimate. While common practice, this is somewhat akin to asking for the price of a car in terms of dollars-per-pound – the answer relies largely on the options and quality of products you want included.

Are Keiser modular homes energy efficient?

Yes. Keiser’s standard homes are approximately 20% more energy efficient than homes built strictly to the International Residential Code (IRC). This performance comes from the attention to detail and standard features we include in our homes – such as utilizing draft stop caulking, a poly vapor barrier and caulking between multiple framing members on all external walls. In addition, Keiser is an Energy Star Partner and has built, in conjunction with our builders, many Energy Star Certified homes, which can be 40% – 50% more efficient than a home built strictly to the IRC. Keiser has further pushed the limits of green construction by developing with Kaplan Thompson Architects of Portland, ME, a “net zero” system-built home, generating as much renewable energy as it consumes in one year. I want a custom designed home, can Keiser build it?

Yes. Contact a Keiser builder with your plans (or sketches, back of the napkin drawings, etc.). Your builder will then work with Keiser’s in-house Engineering Dept. to develop initial plans based on your ideas. Some modifications may be required, but those will be explained and shown to you, and the plans can continue to be modified until you are happy with the result.

Are Keiser Homes covered by a warranty?

Yes. Keiser homes carry an industry standard one-year warranty on materials, workmanship and structural elements, which guarantees that your home will be free from defects in materials and workmanship, as defined by a published list of construction standards. Keiser homes also come with a 10-year warranty on structural defects from the sill plate up.
